Luxury mountain resort hotel and serviced villas concept, Spain
Clanalytix was instructed to prepare a financial feasibility study and indicative valuation of a proposed luxury hotel development in the hills above Marbella, Spain.
The site had been acquired by our client some years previous, but development had been delayed due to complex legacy land ownership and planning issues. The project plan included a small luxury hotel plus a number of high-end serviced villas, each with their own infinity pool, to be branded and managed by an international luxury hotel operator.
Clanalytix undertook extensive research of the local luxury hotel market, visiting and interviewing all of the key local players. We then reviewed the site and development plan for the proposed project and assessed its operating potential within the context of our market analysis. Key factors to consider in our analysis included the atypical location for a luxury resort hotel in this region (not on the beach), the branded serviced luxury villa concept, the complex planning and legacy ownership situation and the challenging topography of the site.
