Clanalytix was instructed to prepare an independent business review and rent assessment of a luxury country retreat hotel in Hampshire, UK.

The property – a small, newly-opened ultra-luxury country resort set in Hampshire, UK, had been lovingly and painstakingly developed over a ten-year period out of a Georgian country mansion.  Set within a 400-acre estate which also includes a working organic farm, the hotel offers a unique choice of bedrooms a suites, a selection of food and beverage outlets and luxury spa facilities.

The owner required an independent assessment of the likely rent which the hotel would achieve if it were leased to an experienced operator, for internal accounting purposes.  As the property was newly opened, the instruction required us to prepare a comprehensive analysis of the competitive hotel market and an independent assessment of the hotel’s future trading potential and likely cash flows.

This was a interesting engagement, because the hotel aimed to operate at the very top end of the luxury market, competing not just with the best country house hotels across the UK, but with the best luxury retreats across the world.
